The property is located on the main Cartagena to Barranquilla coastal highway, 40 mins drive time from Cartagena and 50 mins from Barranquilla. These times will be significantly improved with completion of a new 4 lane highway which is now under construction. The Condominium is a gated community of 40 homes and each has a plot size of approx 500 m2. Our villa is a two storey dwelling with a constructed area of 154 m2. There are at least twenty holiday/residential projects in various stages of development along this coastline so our location is ideal for prospective home owners wishing to investigate investment options. A hire car is essential to give you the necessary mobility.

Balconies and terraces

The villa is set in a rich tropical landscape of Mango, Nispera, Guayanaba and Guayaba. It has several shaded balconies and rooftop terraces which have an area of approx 70 m2. The villa is situated directly in front of a large immaculately kept swimming pool and the beach is 100 metres distant.

Accommodations

The villa is open-plan on the ground floor opening onto a verandah with a second outside dining area. The living area is air-conditioned. The upper floor contains three double bedrooms (master bedroom with vaulted ceiling and en-suite bathroom) and a mezzanine loft with additional accommodation. All bedrooms have individual controllable mini-split airconditioning units and these were recently installed in 2008.

Beach and Pools

The condominium has two large swimming pools, a number of beach kiosks and 400 yds beach frontage. The wind strength and direction over the winter months is very favourable for kite-boarding and surfing. You can walk or jog along the beach for approximately 10 kms without interruption.

Other Facilities

There are two tennis courts, a volleyball court and a games room with internet access. The Condominium has 18 full-time employees engaged in administration, maintenance, gardening and security. The site has its own private water supply and electrical generating plant should there be an interruption in the public supply. Monthly administration charges are US$320 per month. This includes unlimited use of water for domestics and irrigation, an essential commodity for maintaining a rich tropical landscape throughout our dry season, which runs for about 6 months. There is a one-time condo association joining fee of US$ 7500.
